<p>Dubai, as a property investment destination is poised to be a top choice property for a while yet, according to research from an overseas investment portal.</p>
<p>&#13;Enquiries to the website from over 170,000 visitors in January 2008 give an early indication that Dubai is one of the most sought-after locations, according to the company.</p>

<p>&#13;Great news for Egypt, its inhabitants and investors alike is that it the once prevalent problem of water supply now appears to be taken care of, as it was announced that Dubai will have the worlds&#8217; largest reservoir.</p>
<p>&#13;&#8221;The Mammut Group begins work on giant storage tanks to hold 180 million gallons of water. Construction of the reservoirs will take 15 months with preliminary prefabrication work being carried out at Mammut Group&#8217;s 300,000 square metre facilities at Dubai&#8217;s Technopark.&#8221;</p>
<p>&#13;According to DEWA statistics, &#8220;Dubai currently has a water capacity of 262 million gallons a day &#8211; due to rise to nearly 800 million gallons a day by 2015. The Mushrif reservoirs will expand DEWA&#8217;s current water storage capacity from 235 million gallons to 415 million gallons.&#8221;</p>
<p>&#13;Announcing the package of expansion projects, Saeed Mohammad Al Tayer, Managing Director and CEO of DEWA, said they would &#8220;satisfy the unprecedented growth in demand for DEWA&#8217;s services for the ambitious projects in progress.&#8221;</p>
<p>&#13;According tom reports presented to the media, the three giant Mushrif reservoirs will cover a total area of approximately 165,000 square metres, whilst measuring 372 metres in length, by 169 metres in width and 5.6 metres in depth. They are expected to consume 270,000 cubic metres of concrete and to make use of 27,000 tonnes of reinforcing steel.</p>
<p>&#13;This is another positive move made by the political authorities of Egypt, to ensure the adequate and necessary infrastructure be put in place &#8211; in order to sustain the emergent and ever-flourishing Egyptian economy and property in Egypt sector.</p>
<p>&#13;It is plain to see that Egypt is still on the rise, and with its ever-growing economy, one should not be surprised with an increase in even more developments on the rise, as investors clamber to Egypt&#8217;s shores in hopes of staking claim to their own private haven in the land of pharaohs&#8217;.</p>

<p>A new wave of investors is anticipated to flock to Dubai as their destination of choice. There is a recent trend where one can see the start of investment from regions that are more conservative in their property investments.</p>
<p>&#13;A popular international real estate portal recently reported that some earlier Dubai projects are now in the completion stage and that the concerned regions&#8217; infrastructure have improved significantly, which is giving additional confidence to those previously hesitant investors.</p>
<p>&#13;Matthew Lanham, a Chief Technical Officer of a popular property portal remarked that &#8220;Dubai for us is providing huge interest and it makes sense to cater for our buyers who can now meet our own staff in Dubai. We find that some international buyers want to get a feel for the region before investing and our staff is on hand to do this. We have a team that can speak Arabic, English and French which is a real bonus.&#8221;</p>
<p>&#13;According to another property expert, Hind Jouini Chief, &#8220;Dubai is still expanding and is a relatively new market. There is so much opportunity here that many overseas buyers don&#8217;t know where to begin. Our presence in Dubai will capitalise on the interest in the region from the international community. Our clients come from UK, Pakistan, India, Middle East, and Russia. We predict that more conservative investors will soon be attracted to the region once they see projects coming to completion and see the huge infrastructure improvements here&#8221;</p>
<p>&#13;It has also been reported that the scale of the development in Dubai is causing problems with utility companies that are experiencing some difficulty in keeping up with the property developers demands.</p>
<p>&#13;Peter Riddoch, the chief executive of Damac Properties has outlined these setbacks by stating that: &#8220;Power and water supply is one of the biggest challenges facing Dubai&#8217;s real-estate sector. In a number of areas, the government is playing catch up&#8221;</p>
<p>&#13;In light of this, Dubai political authorities and property market rule makers have increased regulations around financing purchases of off plan property in the region.</p>
<p>&#13;This has resulted in three of Dubai leading banks launching escrow accounts. The new regulation centres on amendments in Dubai&#8217;s property law which aims to increase transparency levels within the emirate&#8217;s real estate sector.</p>
<p>&#13;Recent reports suggest that the Islamic banking division of Mashreq has opened the trust accounts as a result of Law No.8, which now asserts mandatory use of the account when buying an off-plan property in Dubai.</p>
<p>&#13;The CEO of Badr Al-Islami, Mubashar Khokhar has been reported to say that &#8220;the account would not only be &#8216;stringent&#8217; but would also make buying off-plan &#8216;more transparent&#8217;. The real estate and construction sector today represents 22% of the non-oil GDP of the UAE. In my opinion this law will be a big catalyst to the industry and will carry on the momentum of growth for the next few years. Escrow will make buying off-plan more transparent. From a developer&#8217;s point of view all of the accounts will be monitored, while buyers will have the knowledge that their money will not be diverted for any other purpose.&#8221;</p>
<p>&#13;According to an additional report on Dubai&#8217;s developments status, it is clear that &#8220;some earlier off plan properties are coming to completion, Diamond Investments, a sister company of Diamond Developers, has announced finishing the handover process of Marina Diamond III, the third in the series of six buildings in the Dubai Marina.&#8221;</p>
<p>&#13;Fares Saeed, CEO of Diamond Investments said: &#8220;It is a pleasure to see our third building in the Marina full of the new owners and tenants. We are pleased to provide our customers with a different lifestyle full of relaxation in the Marina, where they can enjoy all the facilities available in this project. We expect to deliver Marina Diamond IV, V and VI later this year &#8211; which increases, along with the handover of Marina Diamond III, the total supply of residential units in Dubai by 1300 homes the handover of Marina Diamond III plays a role in alleviating the supply crunch in Dubai&#8217;s real estate market&#8221;</p>
<p>&#13;Many experts are of the general consensus that Dubai is about to see a new wave of investor wishing to buy property in Dubai.</p>
<p>&#13;Accordingly, Dubai is the location where not only commercial property but residential property is also rapidly being built and snatched up by various international investors, further illustrating the immense drawing power that Dubai still holds.</p>

<p style="text-align: justify;">All types of laws including property law may undergo small or big transformations over a time span. This may happen even if the property market is extremely developed. It is the same in Dubai too.</p>
<p style="text-align: justify;">The property law in Dubai is relatively new, as it has taken shape only recently. Hence in order to come to a concrete form it will take some time. Nevertheless, the present laws that have been laid down are quite simple.</p>
<h3 style="text-align: justify;">The prevalent laws</h3>
<p style="text-align: justify;">The present Dubai property law entails several simple rules. You can own freehold land only if you are a UAE or GCC citizen. Companies owned by such citizens or with public shareholding may own freehold too. Again the ruler of Dubai may permit you to own freehold property or to have it on lease for 99 years.</p>
<p style="text-align: justify;">You must leave all relevant documents of property registry with the Lands and Properties Departments and judicial bodies or experts can avail of attested copies. This department is meant specifically for the registration of property rights and contracts of long term leasing. The value of the electronically preserved documents is equivalent to the original document.</p>
<p style="text-align: justify;">Property transactions are invalid unless properly registered. Cases of inheritance should also be registered similarly. The Lands department can look after the unregistered land settlement or rectify financial mistakes, on application. The Chairman of the Lands department is responsible for issuing the laws that are then printed in the official journal.</p>
<h3 style="text-align: justify;">Advice</h3>
<p style="text-align: justify;">It is true that you can know the Dubai property laws through the official journals but it is always advisable to opt for professional help before you actually go ahead with your investment on Dubai property.</p>

<p style="text-align: justify;">Normal shopping hours are from 9.00 a.m.–1 p.m. and 4.00– 9.00 p.m. However, many shops, particularly in Dubai and Abu Dhabi stay open all day. Most shopping centres open from 10 a.m to 10 p.m – frequently later. Some supermarkets are open for 24 hours. Although shops and shopping centres are fully air conditioned, the cool of the evening is a favourite time for shopping. Shopping centres and most shops are open on Friday, the Islamic day of rest, but they all close for Juma (Friday) prayers from 11.30 a.m. to 1.30 p.m.</p>
<p style="text-align: justify;">All shops are required to close at prayer times in Ra’s al-Khaimah.</p>
<p style="text-align: justify;"><strong>Offices:</strong></p>
<p style="text-align: justify;">Government offices open at 7.30 a.m. and close at 2.30 p.m. but you would be wise to visit in the morning. Private offices tend to keep longer hours, coming back to work in the evening after an extended mid-day break. Some private businesses open from 8 a.m. to 5 p.m. All government offices close for the weekend on Friday and Saturday. Many private companies also recognise this two-day weekend. Some offices outside the public sector close only on Friday.</p>

			<content:encoded><![CDATA[<p style="text-align: justify;">DSF 2010 will begin on January 28 2010 and go on till February 28, similarly next year’s Dubai Summer Surprises 2010 will be held from June 17 to August 7.</p>
<p style="text-align: justify;">The DSF Office has announced Dubai Shopping Festival dates as it presents a preview of DSF 2010 and it new promotion the “Definitely Dubai“  to a global audience at the World Travel Market 2009, which begins on November 9, and goes on till November 12 in London.</p>
<p style="text-align: justify;">While The participation in WTM is part of DSF Office’s efforts in highlighting the upcoming and a landmark 15th edition of DSF, and to promote the festival as one among the world’s leading shopping and family entertainment events to a wider global audience. The DSF Office is participating under the auspices of the Dubai Tourism and Commerce Marketing department (DTCM).</p>
<p style="text-align: justify;">The DSF Office delegation to London comprises of Laila Suhail, CEO of the DSF Office; Abdulla Amiri, Operations and Logistics Manager, and Tracey Shuttlewood, Senior Marketing Coordinator. While DSF 2010 is the main objective of the DSF Office’s participation, Dubai Summer Surprises, and the popular character ‘Modhesh’ will also feature prominently during the four-day event where visitors from around the world are expected to converge.</p>
<p style="text-align: justify;">Laila Suhail, Chief Executive Officer of Dubai Shopping Festival Office said, ‘World Travel Market 2009 is the ideal opportunity to showcase the 15th edition of Dubai Shopping Festival that will be a benchmark in the history of the festival. This edition is special in many ways and we are eager to embrace this challenge and highlight the fact that DSF is not just a festival but an event that the world looks forward to. Dubai is a rapidly developing city and DSF 2010 will reflect the changes witnessed by Dubai.’</p>

It is one of the most luxurious and most expensive hotels in the world but much more besides.</p>
<p style="text-align: justify;">Many people call it the 7 Star hotel of Dubai, “There is a myth surrounding this hotel. We never claimed to be a seven-star establishment but we have acquired that reputation,” said Heinrich Morio, general manager of the Burj Al Arab.</p>

<p style="text-align: justify;">Perhaps the considerable reputation of the hotel arises from 202 lavishly-appointed duplex suites or the seemingly endless 22-carat gold-plated surfaces. Adding to the upmarket impression is an unusually large staff of 1,500, whose job it is to pamper the guests. This amounts to seven employees per visitor. The prices are definitely high.</p>

<p style="text-align: justify;">Such features made the hotel unique when it first opened. “We cater for the world’s most discerning guests and the level of expectation is extremely high,” said Morio who hails from Germany. Despite the global economic downturn, the Burj al Arab has not lowered its prices and is well-booked, he added.</p>
<p style="text-align: justify;">Gaining access to this noble house of Arabian hospitality on Jumeirah Beach Road is not as straightforward as it looks and a guarded causeway prevents tourists from simply strolling through the entrance. Those without a reservation in one of the restaurants or a booked room for the night are left to gaze at the 321-metre-tall space-age structure from the outside. For illustrious guests a fleet of ten chauffeur-driven Rolls-Royce limousines is available to transport them from the city’s airport.</p>
<p style="text-align: justify;">The interior of this hotel is best described as serenely sumptuous with fountains in the foyer and all manner of luxurious fittings. The hotel belongs to the Dubai Holding, most of which is owned by the ruling al Maktoum family. After around 40 years of oil wealth they decided to transform Dubai into a magnet for financiers and holidaymakers.</p>
<p style="text-align: justify;">Before that could happen the emirate had to make a name for itself worldwide. The Burj Al Arab placed a key part in that strategy. “The owners wanted to create the most handsome, luxurious and splendid hotel the world has ever seen,” said the manager. A brief on this scale made it easier for the architects and designers to create features shared with only a handful of hotels in the world.</p>
<p style="text-align: justify;">One example is the pets department where British-born Warren R Baverstock looks after the hotel’s numerous aquariums. “I came to Dubai ten years ago and as I lay on the beach and gazed at the hotel I was simply thrilled,” he recalled. Back then he quickly made up his mind to trade northern Europe for the heat of the desert.</p>
<p style="text-align: justify;">A lot has changed in Dubai since the hotel opened in December 1999. The metropolis has continued to expand and where locals once played impromptu football games alongside the hotel, exclusive apartments and hotels have mushroomed. Yet staff at the Burj al Arab do not fear competition from spectacular new resorts such as the new Palm Island.</p>
<p style="text-align: justify;">Dubai’s signature building no longer stands alone and in December of this year it is set to be dwarfed by the new Burj Dubai, the projected world’s tallest structure with more than 160 floors.</p>
<p style="text-align: justify;">The new hotel has been the subject of much speculation regarding its precise height – the official word is that is stands at over 800 metres – along with the exact opening date and the scale of planned public celebrations to mark its inception. The investment costs are no secret and it is well known in Dubai that this latest superlative structure cost around a billion dollars to erect.</p><p>Related posts:<ol>
